Kaizer Serviced Apartments Hotel

The 1984 incomplete office building of Geraniou street, is located in the historic centre of Athens, in contact with a historicaly preserved building of 1920. It consists of 5 level above ground and 2 underground. Although the 1980 planning permit provided two more floors, these can no-longer be built, due to more recent master planning restrictions.

The adaptive reuse of this building, transforms it to a block of 14 serviced apartments with a café on the ground floor. Through this approach, the new development is benefiting in environmental imprint and planning terms, while the cultural heritage and historic elements of the existing structure are maintained, preventing it from being demolished.

 

The design embraces the adjacent preserved building, balancing between honouring it and meeting contemporary needs and demands, highlighting the specific time when the new design is conceived. The reuse of the existing structure acknowledges the 1984 design, by maintaining the existing façade canvas and covering it with a new skin which uses innovative materials, technologies and construction methods.
